Am I required to make my property available to Section 8?
Source of income has become a protected class in many cities. If a prospective renter otherwise qualifies for renting your unit, then you cannot discriminate against their source of income if they are approved for section 8 vouchers. -
Are you licensed?
Yes we are licensed under the AZ Department of Real Estate. -
Can I reach you after hours?
We are available during normal business hours of 9 am-5 pm Monday -Friday. Emergency maintenance team members are available after hours for emergencies only for residents. -
Can you put the money directly into my account?
Yes we pay out all our owners via ACH directly into your bank account. -
Do I get to see the lease or sign it?
The lease agreements are accessible 24/7 on your owner portal upon request -
Do you sell real estate too?
Yes we do! We love helping our clients buy & sell real estate as they grow, expand, or downsize their real estate portfolio. -
How and when do I get my checks?
We pay out all our owners via ACH direct deposit in accordance with their PMA. -
How is rent collection handled?
At our property management company, we handle rent collection with a blend of efficiency, convenience, and professionalism. Here's how it works at Rosenbaum Realty Group:
- Setting Due Dates: Typically, rent is due on the first day of each month. This is clearly outlined in the lease agreement to avoid confusion.
- Online Payments: To simplify the process, we provide an online portal for residents to pay their rent. This portal can be accessed 24/7, offering convenience and ensuring prompt payments. If the resident is unable to pay online they can pay at the office or we also have the option through a cash option at walmart.
- Late Payments: If a resident doesn't pay rent on time, we follow up with them in accordance with the terms of the lease agreement. If the grace period has passed, we issue a late rent notice and collect the relevant late fees.
- Non-Payment: If a resident fails to pay rent, we handle the situation legally and professionally, potentially involving eviction processes if necessary.
- Payment Records: All payments are meticulously recorded and the records are available for review through our online owner portal. This ensures transparency and lets property owners track their income efficiently.

How long of a lease do you sign?
12 month lease terms on long term unfurnished units. We also sign month to month leases or shorter term leases for furnished rentals. -
How much security deposit do you charge the resident?
Our innovative Move-In Solution program is crafted with the aim to alleviate the financial burdens associated with relocating, while simultaneously minimizing property vacancy duration. This optional service offers an alternative to the conventional upfront security deposit, replacing it with a manageable monthly fee. This can significantly broaden the pool of potential residents.
As part of this program, Rosenbaum Realty Group assures owners the equivalent of a one-month rent deposit in case there's a need for damage deductions upon move-out. Rest assured, we still maintain a stringent resident qualification process to ensure the security and condition of your property. We also continue to offer a conventional security deposit option at the time of move-in for those residents who prefer it.
In essence, our Move-In Solution program is about offering flexibility and choice, making the moving process easier for residents and more efficient for property owners.

How soon can you start managing my property?
We're eager to help you manage your property, but before we can provide a precise start date, we require some additional information. Key factors that may influence the timeline include whether you currently have a property management company.
Assuming there are no existing management contracts or other constraints, we could potentially initiate management of your property immediately. Our goal is to assist you in maximizing your rental income while freeing up your time to focus on the activities you truly enjoy.

What type of properties do you manage?

What type of reports do I get and how often?
Every month, we provide you with an intricate income and expense report for your property. This comprehensive overview is consistently made available in your portal by the 5th of each month. In the event that the 5th falls on a weekend, the report will be accessible on the subsequent business day. Ensuring clarity and transparency, we keep you informed about your property's financial performance in a timely manner. -
Who holds the resident security deposit?
At Rosenbaum Realty Group, we hold the resident's security deposit. This arrangement ensures a streamlined process when the resident moves out, allowing us to effectively manage all related tasks within the timeframe stipulated by state regulations. Our goal is to safeguard your interests while maintaining compliance with all legal requirements concerning deposit dispositions.
