Resident Screening Criteria
What We Look For
Applications must be completed for each prospective resident 18 yrs or older.
Rental History: Rental history is a VERY important factor considered for approval. We contact current and past landlords and perform rental verifications. The rental verification form includes questions such as the following for your landlord(s) to answer: Would you re-rent to this same resident again? Has this resident made any late rental payments? Does this resident currently owe any rent? Does this resident keep the property reasonably clean and tidy? Have there been any complaints from the neighbors about this resident? Has this resident been given any letters of non-compliance? We contact your landlord(s) from the previous 2 years. Applicants with evictions or poor landlord references/poor rental history or with no rental history may be denied.
Credit History: You must be able to demonstrate financial responsibility. If you have any charge-offs, unpaid debts or a pattern of delinquent payments or poor credit, your application may be denied.
Employment History: Proof of income must be provided such as most recent paystubs, tax returns, or employment verification. Income for all residents combined must be equal to a minimum of 3 times the monthly rental amount.
Criminal History: If you have ever been convicted of (or pled guilty or no contest to) a felony, or a misdemeanor, your application may be denied. You warrant that neither you nor any member of your household have any criminal charges pending, awaiting disposition or looming in any way; nor do you, nor any member of your household, have any criminal charges in the process of being filed or awaiting filing by any governmental entity. You warrant that neither you, nor any member of your household, have been involved in any activity that may result in an arrest or criminal charges.
Guarantors: If you do not meet one or more of the screening criteria, you may be able to qualify for a rental unit if you have a 3rd party that will guarantee your lease. The guarantor must pass the same application & screening process except that we will deduct the guarantor’s own housing costs before comparing his/her income to our income criteria.
Pets: Pet policy varies depending on the property. In the properties that do allow pets, a $299 non-refundable pet deposit is required and will cover up to two pets. $25/month per pet for pet rent is also the standard.
Security Deposits: In most cases security deposit required is equal to one month’s rent, but it is fully refundable. Required deposits may vary depending on the property. You may be asked for more of a deposit depending on your ability to qualify for the property.
Submitting your Application:
- Fill out the application completely; any blank fields or missing information may result in processing delays Proof of income. Typically two most recent paystubs. Self-employed or non-employed applicants also must provide proof of income (i.e. last 2 years of tax returns, or social security etc)
- Clear copy of government issued ID for all applicants
- Clear copy of your social security card
- This form, signed by all applicants
- Real estate agency disclosure & election form signed if working with a Realtor from another brokerage
